Coverage
We pull from every commercial permit issued by the three adjacent jurisdictions that make up the Richmond metro. Together they cover roughly 800,000 residents and most of the region's commercial construction activity.
Suburban West End and Short Pump — steady commercial office, retail, and multifamily activity. The county portal updates daily.
The City core. Mix of TI work in downtown office, brewery and restaurant build-outs in Scott's Addition, and multifamily across the river wards.
Midlothian and the Route 288 corridor — warehouse, distribution, and continued suburban retail. One of the metro's most active commercial pipelines.
Don't see your county? We're focused on the Richmond metro — let us know if you'd find adjacent coverage useful.

How it works
STEP 01
Each morning, we fetch every new commercial permit filed in all three county portals since the previous day.
STEP 02
Your filters — trade, county, and (Pro) value range — trim the list to permits that match the work you actually do.
STEP 03
Digests run Tuesday through Saturday at 7 AM. Choose "All Commercial" to see every filing, or pick a specific trade to focus on what matters to your shop. If nothing matches, no email.
Change your filters anytime from your dashboard — updates take effect with the next morning's digest.
Pricing
Pick one. Try it free for 14 days. Cancel from your dashboard if it doesn't pay for itself.
Basic
$49/mo
For a single-county, single-trade shop.
Pro
$99/mo
For shops covering the whole metro and multiple trades.
Both plans include a 14-day free trial. Card required at signup; you won't be charged until day 15. Cancel anytime from your dashboard.
Questions worth answering
Yes. Every county portal has them — for free. You can find this data yourself.
What we sell is the 30 minutes a day it takes to log into three portals, run the right searches, and filter the results down to commercial work in your trade. We do that once for everyone subscribed, and email you what's relevant. If your time is worth more than $2 a day, the math works.
Possibly. We don't promise exclusive leads — that wouldn't be honest. The same permits are visible to anyone willing to do the work, paid subscriber or not.
What you're buying is speed. You see new permits the morning they post, before they show up in commercial-data resellers or competitors' outreach lists. From there, who books the work is up to who calls first and does it best.
"All Commercial" sends every commercial permit in your county — including building permits filed before trade contractors are hired. Specific trade filters: plumbing, mechanical / HVAC, electrical, roofing (commercial only — TPO, EPDM, membrane), concrete, glazing, and demolition. Eight options total. If a trade you do isn't here, email [email protected] — we add new trades when the data supports it.
Yes. Your dashboard has an Edit button. Changes take effect with the next 7 AM digest.
Email us at [email protected] and we'll move you to Pro. We're keeping plan changes hands-on for now so nothing falls through the cracks — it's quick, and we'll make sure your counties and trades are set up right.
Permit details — address, cost, scope of work, dates — come directly from each county's portal. Trade tags are matched by us based on the permit type and description. Every row links back to the source so you can verify in one click.
Dashboard → Manage billing → Cancel. Self-serve. No phone call, no retention pitch.
No. Month-to-month. You can cancel during your free trial and won't be charged at all.
Tuesday through Saturday. County offices file permits on business days, so your digest covers the previous day's new filings. You won't receive emails on Sunday or Monday.
On days with no new permits matching your filters, we skip the email — you're not paying for noise.
If one extra job comes out of it, the subscription pays for itself for the year. If not, cancel before day 15 and we won't charge a thing.
